Technical skills in construction practice
Introduction
This module has been designed to introduce you to the subject of construction practice. It is suitable for people who have a basic background understanding of the construction industry.
In this module you will learn about the various procurement options; the production of tender documents; the contractor's tendering procedure and strategy; and the detailed process undertaken by the contractor to price tender documents. You will be provided with examples of how to price various domestic scale construction work. You will look at the standard forms of building contract that are available and the details of setting up a building contract. You will then be introduced to financial provisions of contracts and look at each of these provisions in detail.

Aims
The aim of the module is to familiarise you with the key principles of tendering, estimating and pricing and provide you with knowledge of construction contracts and their financial provisions.
Learning outcomes
SUBJECT KNOWLEDGE AND UNDERSTANDING
After studying this module you should be aware of and understand:
- the principles of estimating and tendering;
- the basic principles for pricing simple domestic scale construction;
- the process required for the routine operation of a construction contract;
- the main procurement routes available and the advantages and disadvantages of each.
SUBJECT SPECIFIC SKILLS
After studying this module you should be able to:
- describe the tendering procedure followed by a contractor and examine the factors that are taken into consideration when preparing tenders;
- identify the factors to be considered in pricing various elements of domestic scale construction work;
- list the sources of standard building contract forms available in the UK;
- identify which form of contract is most applicable in a given situation and the limitations of each form of contract;
- describe the procedure for completing the contract form and list the documents that a contract let, using the Joint Contracts Tribunal 2005 (JCT 05) standard form of building contract, should include;
- identify and explain the differences between the various different types of subcontractor;
- discuss how to value variation works under the JCT 05 standard form of building contract;
- identify the procedure for ascertaining the amount stated as due in an interim certificate;
- list the steps the contractor should take to gain an extension of time;
- discuss the liquidated damages provisions included in the JCT 05 standard form of building contract;
- identify the main procurement routes available and the advantages and disadvantages of each.
