This module has been designed to introduce you to the subject of commercial property management. The module is suitable for complete beginners as well as those already possessing limited experience in this field. It aims to familiarise you with the basic principles of commercial property management and provide you with an understanding of the issues that can affect a property manager’s work.
In this module, you will be introduced to the property investment market and learn about the varied roles that a surveyor can fulfil when managing property. You will learn about the principal provisions of commercial property leases and the implications that these provisions have for both the landlord and the tenant. You will consider the importance of efficient service charge administration by considering appropriate items to be included within a property’s service charge, and developing an awareness of the importance of fair and efficient apportionment procedures for service charge collection.
You will be introduced to the principal factors to be taken into account when considering appropriate insurance cover for commercial property, and learn about the responsibilities that a property manager holds in the process of making an insurance claim.
Finally, you will learn about how ICT plays a role in supporting the work of a property manager: how ICT can be used as a marketing tool as well as a means of assisting and enhancing both the strategic and day-to-day management duties undertaken by a commercial property manager.
Throughout this module, reference will be made to the importance of using and maintaining professional standards, giving you the opportunity to reflect upon and apply these practices to your working environment.

- outline the appropriate procedures that must be undertaken to ensure best practice for the management of service charges;
- describe the various risks against which commercial property can be insured and the factors taken into account in assessing these risks;
- list the procedures to be followed when an insured loss occurs to protect the client’s interests when an insured loss occurs;
- examine the major computerised databases and information sources available to the property manager;
- describe the functions that ICT can fulfil to promote faster and more efficient commercial property management.
