Technical skills in building pathology
Introduction
This module is designed to introduce the technical skills and knowledge as a surveyor in building pathology to appraise the condition and repair options for buildings.
The module focuses on traditional construction typically found over the last one to two hundred years. As an introduction you will learn the basic technical skills and knowledge in pathology to develop and build upon your prior knowledge of building technology. A critical element of the module is developing an understanding of your own knowledge and understanding so that you are aware of the need to seek further help and advice.

Aim
The aim of the module is to develop your understanding of building technology focusing on common defects in traditionally constructed buildings and advise on those defects.
This aim is achieved using a series of study papers on building pathology and related areas to give a variety of perspectives on building pathology and the interrelationship between these areas.
Learning outcomes
SUBJECT KNOWLEDGE AND UNDERSTANDING
After studying this module you should be aware of and understand:
- the key concepts, theories and principles used in building pathology;
- the appropriate stakeholders involved in building pathology and their interrelationship;
- the interrelated subject areas of FM, maintenance, whole life costing, health and safety, conservation and other related fields.
SUBJECT SPECIFIC SKILLS
After studying this module you should be able to:
- explain the principles of identification and assessment of defects in buildings and the way in which those principles have developed;
- describe common building defects;
- explain the approach to building pathology in identifying specific defects, their causes and recommending remedial action;
- define the relationship between providing advice on building defects and the underpinning concepts of building maintenance and facilities management;
- explain how whole life cycle, health and safety and other related legislation influences building defects, the options for repair and stakeholder perspectives on these;
- identify safe working environments and safe buildings for habitation and use;
- distinguish between and recognise the appropriate survey type, basic tests and equipment for buildings or defects;
- list the survey procedure for a traditionally constructed small building;
- describe the agencies that lead to deterioration of materials, components and elements used in building construction;
- identify and explain the measures to be taken to protect the interests of the surveyor.
