Graduate Route

 (Adaptation 1)

This professional programme is designed for property professionals with at least nine years’ experience in the industry wishing to achieve ‘chartered’ status.

Entry requirements

If you have a degree qualification and nine years’ experience, you may be eligible to undertake this one-year College programme, which, on completion, meets the RICS Membership 450 hours of study criterion. Although covering modules from the BSc programme this route does not result in a BSc award. The suitability of your existing degree and prior experience must be approved by RICS before you can submit an application to the College.

Course structure

Course Structure - RICS Adaptation 1

RICS Graduate Route currently comprises selected modules in different areas of specialism from the final year of our BSc programme, as shown in the table. You must choose an area of specialism and then complete three modules from that same area, i.e. all should from the same column in the table.

Course outline

Applied Valuation

Valuation of interests in urban property for purchase, sale, investment, rent review and lease renewal, mortgage, insurance and accounts; effect of statute and case law; valuation standards and guidance notes; developments in valuation methodology; taxation of land and VAT.

Building Pathology

Causes, effects and remedial actions relating to building defects; appropriate action for repairs.

Building QS Practice

Time, cost and quality in major projects; complex contract documentation; professional ethics; cost, value and risk management.

Building Services QS Practice

Role of building services QS; procurement; cost, time and quality; professional ethics; cost, value and risk management.

Building Technology 4

Role of building surveyor; impact of design decisions; future maintenance needs; associated legislation; management of organisational procedures.

Civil Engineering QS Practice

Role of civil engineering QS; procurement; cost, time and quality; professional ethics; cost, value and risk management.

Commercial Property Management

Strategies for corporate estates; performance criteria; estate management functions, including leasing, maintenance, insurance, rent review, revaluation and development opportunities.

Construction Law

Legal principles underpinning construction contracts; contribution of form of contract to alternative forms of procurement; application of legal principles to solution of construction contract problems; dispute resolution.

Construction Planning, Tendering and Finance

Planning techniques; pricing of building work; risk analysis; risk management; bidding strategies; tendering process.

Development

Development appraisal, management and finance.

Environmental Law

Planning law affecting property professionals; contaminated land issues; waste regulations; highways law.

Facilities Management

Role of facilities manager; space planning and management; legal issues; occupational costs; energy management.

Investment

Investment appraisal and finance; portfolio management.

Planning Practice and Policy

Planning system and organisation; development plans; principal contemporary planning issues and policies.

Project Development and Strategy

Role of project manager; planning law issues; procurement strategies; minimising risk; management contract services.

Statutory Valuation

Compulsory purchase; planning compensation; rating and local taxation.

Face-to-face teaching

You may also attend the optional BSc face-to-face sessions that may be held during your course of study in Reading or York.* Overnight accommodation for revision teaching in Reading only is included in the programme fee. Other media formats may be offered as an addition/alternative to face-to-face sessions. *Availability of locations will be based on the number of module registrations received.

Assessment

Assessment consists of assignments and examinations for all modules.

Assignments

You will complete and submit two assignments per module for assessment according to the timetable of the programme.

Exams

Exams are normally held in September and comprise one 3-hour written paper per module.
